We all have our own ideas as to what we’d like to see in our own four walls, so you won’t find anything off the shelf in our Sky Club. We take a highly flexible approach to requests on floorspace allocation and layout as well as fittings and furnishings with three layouts from 120 to 475 m² on each Sky Club floor. Depending on availability, we provide individual solutions with one or two apartments per floor with separate guest or staff quarters as required. Ask us about it. We provide additional apartment sizes from 100 m² upwards in our city apartments on our business floors.
WE PROVIDE TOP QUALITY AS STANDARD IN CLOUD No 7. SECURITY SYSTEM INCLUDED. We see high-quality home furnishings tailored to specification as an essential requirement in our panorama apartments. These furnishings include individual bathroom facilities in German brand quality as well as high-quality floor and wall coverings made in natural parquet and stone. Other options include preconfigured upgrade packages such as sauna and climate control. We also provide a strictly private entrance with special access using a smart card and camera surveillance system in the entrance areas for added quality and safety. All amounts are quoted net. Entering into a lease agreement with a commercial operating company that grants commercial leases on the property assumes prior purchase with statutory VAT in addition to the purchase price. In return, you will benefit from rent payments plus statutory VAT; the VAT from acquisition is deductible, and therefore has little to no effect on the overall investment’s asset value growth or yield; VAT on capital outlay has been omitted for the sake of simplicity.

**This assumes 20% equity and 80% leveraged financing at a fixed term of 10 years at a 2.5% interest rate and 1.0% pa repayment for the whole purchase (incl. 6.5% incidental costs), progressive tax rate of 42%, and tax-deductible write-downs at 2% pa on the building and 12.5% (€35,000) pa on furniture. Unrecoverable charges include €1.00/month/m² in utility costs as well as 0.25% pa for maintenance on the purchase price. Rent growth and appreciation pa is projected at around 2%. The quoted return on equity has been statically calculated as the cumulative result through forecast years through equity, and refers to equity after tax, incl. repayments without appreciation. Assuming an average asset value increase of 2% pa and tax free sale in the year 11, this yields a value of about 20% per annum on average.
